Thank you for your interest in Lewis, Pfanstiel & Williams' Attorney Assistance Program for Buyers. We offer one flat fee program for Buyers at the cost of $395.00. This program is available to any buyer SO LONG AS THE HOME YOU WANT TO PURCHASE IS NOT A HOME OWNED BY ONE OF OUR SELLER CLIENTS. We cannot represent both seller and buyer in the same transaction.  That would be a conflict of interest.
 
    Before you begin the process of looking for a home, you will want to meet with us to review with you the purchase process and how to best go about looking for a home in your area.  We can also aid you in finding suitable financing from a lender that will be appropriate for you.  If you intend to look at brokerage listed properties and decide to work with a real estate agent as well, we will advise you about how to best utilize the services of an agent.  (By the way, you should not attempt to buy a property being marketed "By Owner" using a real estate agent, unless you intend to pay the commission yourself because By Owner sellers usually do not want to pay that expense.)  After you find the property you wish to purchase, you will want to schedule an appointment with us so that we may inform you of valuable information as to other related services you may require in your purchase, such as house inspections and the proper structuring of your transaction to get the best possible deal with the best possible terms.
 
    Usually, we will draft a written offer to purchase in that same meeting so that when you leave the office you will be prepared to deliver a written offer to the seller, or, if the seller is represented by an agent or attorney we will deliver the offer for you.  You will be confident and secure in the knowledge that  your legal and financial interests are protected.
 
    There are many aspects of an offer to consider besides the purchase price. We will discuss those other considerations in that first meeting. We will also handle communications with the seller or their agent/attorney after you have delivered the initial offer during the negotiation process through any counteroffers or further negotiations that may be necessary.
 
    After the purchase agreement is negotiated and signed by all the parties we will open escrow, order title Insurance, and order any other services you have requested us to handle on your behalf. We will communicate with your lender and draft any further documentation needed to complete the transaction, such as amendments or addendums to the original agreement.  We will also review all documents your lender or title company may want you to sign.
 
    This initial meeting is not a free consultation. If you call to make an appointment for this meeting we will assume that you have decided to use the services provided by Lewis & Pfanstiel. The initial meeting is when we will begin our work for you. The fee is due and payable at the time of the initial meeting and is not refundable regardless of whether you are successful in purchasing the home.
 
    In the event you are unsuccessful in purchasing the first home you have chosen, we will assist in offers on another home you choose for an additional flat fee of $75 per transaction. If you want us to attend closing with you we charge an additional fee of $100 for that service.
