Seller $395

    In the $395.00 Seller's program there is an initial consulatation with Ryan J. Lewis.  In this meeting, Ryan will go over the terms that you will need to negotiate with the buyer.   
 
    In both programs, you the seller will be responsible for placing ads, showing the house to potential buyers and fielding telephone calls from buyers about the house. The major difference between the $395.00 program and the $895.00 program is the level at which your attorney is involved during the marketing phase and the negotiation phase with your potential buyers.
 
    In the $395.00 program, we provide you a check list of the issues you need to negotiate with your buyer.  Once the transaction has been negotiated WE, rather than you, will draft the purchase agreement. You are the sole source of contact with the buying public in this program.  
 
    In the $395.00 program YOU are responsible for all of the marketing, and for all of the negotiations as to the terms of purchase directly with the buyers. You are also responsible for ascertaining their ability to get financing if they make an offer to you contingent on financing approval, which most buyers will do.  The terms you will need to be able to negotiate are as follows:

    1.  Buyers full legal name and how they want to take title;
    2.  Purchase price;
    3.  Personal property included;
    4.  Any exclusions to real property;
    5.  Deposit amount;
    6.  Details of any loan contingency including type of loan (conventional, FHA or VA) (one or two loans), loan amount, fixed or adjustable interest rate, loan term (15, 20, 25, 30 years), when the loan contingency is deemed fulfilled (upon receipt of preapproval letter or final notification of loan approval and if upon receipt of preapproval letter whether it is subject to appraisal value or not);
    7.  Closing cost allocation (Note: FHA and VA have policies that require the seller to pay certain costs);
    8.  Any other contingencies such as for sale of the buyer's home, home inspection, receipt of funds from another source, etc.;
    9.  Exact closing date;
   10.  Exact possession date (if seller is delivering possession later than closing date whether there is rent being paid to buyer).
 
    After you have successfully negotiated all of the above terms with the buyer, we will set up a meeting to sign the purchase agreement.  After the purchase agreement is signed, we will open escrow, order the title insurance and continue representation of your interests through to completion of closing.
   
    In summary, the $395.00 programs are best suited for people who prefer to do the direct negotiating with their buyers, and merely want us to pick up the ball from there and take it to closing. The $895.00 program is best suited for people who want only to advertise and show their home to prospective buyers and answer their questions about the house, but want us to handle everything else.
 
    The fees are payable as follows: $395.00 is due and payable at the first meeting and is non-refundable.
